Chapter 5 is titled 'General Building Heights and Areas' and covers the limitations on the size and number of stories of buildings, which includes establishing rules for dealing with mixed occupancies, mezzanines, accessory, and incidental portions of a building. There are generally four key factors involved in determining the allowable height, number of stories, and area of a building:
•Type of Construction (which is covered in Chapter 6).
•Occupancy classification.
•Fire sprinkers.
•Open space adjacent to the building.
The model combines 3 tables which list the maximum allowable height, number of stories, and area (without any frontage increases) for an A3 occupancy classification building. The types of construction and maximum allowable heights are labeled as columns, and the sprinkler/stories combinations are labeled as rows.
